China Railway 18th Bureau Group Achieves Structural Topping-Out of LIV LUX
On July 17 local time, the LIV LUX, constructed by China Railway 18th Bureau Group (L.L.C), successfully achieved structural topping-out, marking a major milestone in the project’s progress.
Located in the heart of Dubai Marina, the project covers 3,382 square meters with a total built-up area of approximately 58,280 square meters. Standing at 194.75 meters, it will offer 227 premium residential units, setting a new standard for waterfront living in Dubai.

Since the official breaking ground ceremony, the project team has maintained a steady pace of one floor every four days through precise planning and efficient coordination. A key engineering highlight was the successful construction of a 3.5m-thick transfer slab —currently the thickest one-time cast slab in Dubai municipality’s records—demonstrating Chinese expertise in high-rise construction.

Despite a complex and tight surrounding environment—surrounded by high-rise buildings on three sides and a relatively busy main road on the fourth—the team managed to complete the topping-out concrete pour efficiently by optimizing workflows, coordinating resources, and fine-tuning pump paths and procedures. The pour involved 160 cubic meters of concrete completed in 8 hours, ensuring both speed and safety.

The project now moves into the next stage, including steel structure installation at the roof, curtain wall systems, interior and exterior finishing, and MEP integration. According to the project manager, the topping-out not only creates favorable conditions for the next phase but also lays a strong foundation for high-quality and on-time delivery.
As a new benchmark project in Dubai, the LIV LUX reflects China Railway 18th Bureau Group’s continued commitment to excellence, with the team aiming to deliver a model project that showcases Chinese construction standards on the global stage.
